Dealers
Factories sell manufactured homes through dealers. In many cases, this is a park owner who is selling the homes to future residents on lots in the park. There are also dealers who sell to folks with their own land. First, look through the manufacturer's offerings via the links shown here. Each site will have menu options to take you to nearby dealers and parks that feature their products.
Many years ago, dealers sold used mobile homes which moved from park to park. Today the best resource for finding a used mobile home to move onto your lot is via the Florida Online Ads groups listed above.
Generally the answer is yes. The next most common question is: "Who is the cheapest?" That one is not easy to answer. Only a few years ago there were almost no companies left in Florida who were offering homeowners insurance for mobile/manufactured homes. Today the Florida Office of Insurance Regulation lists dozens, if not hundreds. The best way to navigate these seas is through an agent. Even then, agents do not handle all lines and can only offer quotes for companies they represent. There are hundreds, if not thousands, of agents in Florida. There's a few ways to search. Use the company links on the left to get quotes or find local agents. I have listed several large agencies on the right who I am familiar with through my work with The Federation of Manufactured Home Owners of Florida (FMO). The best way to get good info is from your neighbors. If your community has a Facebook page, post a question asking who has good rates and good service in your area. A search online will find dozens of agents. If you want the best coverage from an agent and a company that will be there when you need them plan on spending some time on the phone. It will pay off in savings and the comfort of knowing if something happens you have someone who has you covered.

Lenders for Buyers in Land-Lease Parks
Yes, you can - even if it is on leased land. The home must be 1976 or newer (HUD Certified). The companies listed specialize in such loans. If you are buying a manufactured home and will own the land it sits on you may qualify for a conventional loan for real property. Buyers in land-lease parks obtain "chattel" loans for what is considered personal property. The loan may be secure by the home or other asset. Typically these are at higher interest rates than mortgages for real property. You may also want to check with your regular bank to see if you qualify for a personal loan. Rates may be better. A bridge loan is another type sometimes used when selling your home up north and buying one in Florida. Check with your local banks or credit unions.

Other types of Financing
Owner financing may be offered. This can be a saving grace for those with no credit or down-payment but buyer beware! There are plenty of horror stories out there of folks who ran into difficulty or simply bought from unscrupulous owners and lost their homes with nothing to show for the years they paid promptly. A written contract is a must. If you can, have an attorney look it over. You might also ask a local office offering legal aid.
Rent to buy is another arrangement used. Not only is a contract a must but you need to do your homework. Homes depreciate. Here's an example of what doesn't work: You agree to buy a new home for $100K on a rent to buy agreement. $500/mo will go toward the payoff if you agree to buy at the end of a year. Eleven months later you go to the bank expecting you will have $6K to put down on a $100K home. But, the bank tells you they can only lend you the current value of the home $90K. Since your rent to buy agreement was to pay $100K you are $4K short and can't afford the home. Buyer Beware!
